Comcast Service
Many new Stoneybrook residents are reporting that when they move into their home, Comcast will not initiate new service to their residence because the former owner's name is still on the account. It is important that when you move, you call Comcast and have your name removed from the account so that the resident who is moving in can begin service under their own name. If you are new to Stoneybrook and are having difficulty beginning service with Comcast because the former owner's name is still on the account, please ask to speak to Comcast supervisor.

Important GE Appliance Bulletin
All residents who have current or past problems with any of their GE appliances are urged to contact Stoneybrook resident Nancy Grogan by email with the following information:
Your Name
Address
Phone Number
Model Number and Serial Number for each GE appliance they own.
She will follow up with you regarding repair assistance, potential repair refunds, appliance replacements or urgent safety information. Her email address is: stoneybrook-reports@earthlink.net.

Dumpster Use
The dumpster behind the Community Center near the tennis courts should not be used to discard unwanted television sets or appliances. For free residential appliance pickup, call 337-0800. Also, please do not leave trash outside the dumpster. The overflow which is left on the ground is unsightly and will not be picked up by Waste Services.

Stoneybrook Men's Golf League
The Stoneybrook Men's Golf League is a Saturday morning league with an 8:30 am Shotgun start. If you are an amateur golfer and want to enjoy a friendly game of golf on Saturday mornings with golfers with various handicaps, you are welcome to join. Stoneybrook's Email Blast System
Receive important or urgent information from the Master Board, via email, with Stoneybrook's Email Blast System. To add your name to the system, update your email address or remove your name from the system, go to the "Resident Services" page of this Web Site. Then, under the heading "Add or Update Your Contact Info", click on Click Here to get to the update page and simply follow the instructions on the screen.

Sewer Backups and Oak Trees
Some residents have complained of sewer backups and upon investigation it has ben determined that the problem may be related to where US Home planted some of our oak trees. If you experience sewer backup problems, please call Lennar (formerly US Home) at 278-1177, and ask for Customer Care. If the problem is related to their planting, they will fix the problem.

"Make Stoneybrook Proud" College Scholarship Program
The Master Association Board of Directors sponsors a college scholarship program for deserving high school seniors who are residents of Stoneybrook. Every school year the Board of Directors awards two (2) one-time grants in the amount of $1000 each to a deserving high school male and female. Application forms must be submitted by May 1st and are available at the Community Center or may be downloaded from this Web Site.

Front Gatehouse Voice Mail System
Residents wishing to notify the front gatehouse of an expected guest or vendor who is not on their Permanent Guest List should call the Front Gatehouse Voice Mail System at 390-3549. If the call is made from the telephone number on record at the Community Center, just state the name of the expected guest. The computer will know who you are. If the call is made from a telephone number other than the telephone number on record, you will be prompted to enter the telephone number on record at the Center.

Open House Signs
Open House signs are prohibited by Stoneybrook's Covenants. They cannot be placed at intersections or on common area property. Information about property being shown in Stoneybrook, whether by a private Party or professional Realtor, must be faxed to the Community Center (948-1786) by 2 pm on Friday. An Information Sheet listing all Open Houses is then prepared, duplicated and delivered to the front gate house for distribution to perspective home buyers.

Stoneybrook Homes May Only Be Used As Single Family Residences
Stoneybrook's Master Declaration states that each living unit (condo, villa, detached home) shall be used as a single family residence and for no other purpose. The Master Board has determined that unrelated college students do not qualify as a single family. If a Stoneybrook property owner rents or leases their property, they may only rent or lease if the tenant(s) intend to use the property as a single family residence. Owners who lease their property are required to submit a completed Lease Agreement and Transfer Form to the Community Center. All leases must be approved by Family Property Services, and the management company for the condo or villa if applicable, before anyone is allowed to occupy any residence.

Horticultural Debris and Garbage
As per Stoneybrook's Covenants and Lee County Ordinance Number 05-13, horticultural debris and garbage may not be placed curbside prior to 24 hours before the regularly scheduled pickup day. Residents who employ a professional lawn care service should request that their horticultural debris be removed or concealed from view upon trimming.

Admittance To Stoneybrook
Kent Security has been directed by the Master Board to regulate access to Stoneybrook according to the following guidelines:
Residents - May only be admitted with a valid barcode, a valid Stoneybrook ID, or information confirming residence in Stoneybrook.
Guests, Venders and Contractors - May only be admitted if listed on a resident's Permanent Guest List, placed on a resident's Temporary Guest List, or their admittance can be confirmed by the gate attendant via telephone.
Renters - May only be admitted if properly registered at the Community Center and possessing a valid barcode and Stoneybrook ID.
All property owners must notify the Community Center when they rent or lease their property, and must submit a completed Lease Agreement and Transfer Form. All leases must be approved by Family Property Services and the management company for the condo or villa if applicable, before anyone is allowed to occupy any residence.

Temporary On-Street Parking Policy
On-street parking is not permitted within Stoneybrook at any time, day or night. If a resident is hosting an event where the number of vehicles cannot be accomodated in the driveway, a Temporary On-Street Parking Permit may be obtained, in advance, at the front gate house. Vehicles must be off the street by 2 am. No overnight parking is allowed except as noted. The Master Board has designated 20 parking spaces at the Community Center and 3 parking spaces each at the Portrush and Lancaster Run swimming pool parking lots for use as guest, overnight and/or long-term parking. Long-term parking shall not exceed 14 days within a 30 day time period. Authorization to use these parking spaces may be secured at the gate house or the Community Center.

Community Center Use Policy
The Stoneybrook Community Center is intended for the exclusive use of Stoneybrook residents. The Community Center is not available for local area political or civic meetings. The Community Center is only available for use by Stoneybrook residents who must provide a list of all non-resident attendees to the front gatehouse, or they will be denied admittance into Stoneybrook.

ARC Approval Required For Exterior Changes
Stoneybrook's Covenants require that all exterior changes to your residence be approved by the Architectural Review Committee. An ARC Submittal Form may be downloaded from our Document Library on this Web Site and must be submitted to the Community Center office no later than 7 days prior to the next ARC meeting. The ARC meets on the 1st Thursday of every month, at 6 pm, in the Community Center.

Watering Restrictions
The South Florida Water Management District has issued Phase III watering restrictions effective immediately. Odd-numbered addresses may only water on Wednesdays from 4-8 am; even-numbered addresses may only water on Thursdays from 4-8 am. New landscaping (less than 30 days old) may be watered every day except Friday from 2-8 am. There are no restrictions on car washing, boat washing or pressure washing.
